Historic Queens Club Home – Property Refurbishment

Client Background

A client with whom we have collaborated since 2012 and who resides overseas owns this delightful four-storey family home near the renowned Queens Club. Though steeped in history, the property required modern touches to bring it into the 21st century.

Challenge

The kitchen was hindered by a large chimney breast that compromised its functionality. Furthermore, the utility room’s layout needed a reconfiguration, and the basement’s worn-out brick-style wooden flooring was begging for a replacement.

Project Objectives

  1. Kitchen Redesign: Reclaim space by removing the chimney breast to accommodate a functional island and retain the dining area.
  2. Utility Room Overhaul: Update utilities, optimise the space, and ensure aesthetically pleasing views.
  3. Basement Flooring: Replace the deteriorating wooden floor with a more durable and contemporary option.
  4. Bathroom Renovation: Modernise both bathrooms to elevate the property’s overall appeal.
  5. General Aesthetics: Implement neutral colours for a comprehensive redecoration, allowing tenants to personalise their furniture.

Solutions Implemented

1. Optimised Kitchen Space:

Removed the obstructing chimney breast, making way for an island with bar stool space whilst maintaining the dining area.

2. Utility Room Makeover:

Fitted a new gas boiler and Megaflo hot water tank. Rearranged the positions of the washer and drier and the toilet and washbasin, ensuring a tidier view with a slightly open door.

3. Basement Floor Replacement:

Swapped the old, deteriorating floor with resilient Karndean, complemented by chic navy and white units and pristine white quartz worktops.

4. Bathroom Upgrade:

Both bathrooms were modernised with contemporary fittings.

5. Aesthetic Enhancements:

New carpets, curtains, and blinds were installed, and the property was painted in neutral tones.

Time and Budget

Mindful of the landlord’s budgetary constraints, we efficiently executed the project. Plans for external works are scheduled for 18 months later to distribute expenses.

Results and Achievements

Having been continuously let for a decade, the home underwent a significant refurbishment under our guidance. Once reintroduced to the market, it quickly attracted and was secured by a delightful family, evidencing the success of our modernisation efforts.

This renovation revitalised a historic property and ensured its continued desirability in the rental market.
